The Prague 9 corridor, situated in Prague’s north east, stretches along the main roads of Kolbenova and Podžbradská. It roughly follows the B line metro to Černý Most on the edge of town. Formerly an industrial zone the district is witnessing a huge transformation as a mix of sporting, commercial and residential developments (mainly low cost – but not exclusively) is built upon former factory sites. Over the next 5 years up to 7,000 units will be delivered to the market in this district alone. Local take up in the area is extremely positive. In investment terms a significant volume of overseas investment has been placed in Prague 9.
As a result an already narrow rental market may be put under further pressure. This being said there are some unique projects whose micro locations and character offer excellent long term returns and offer credible rental options. Such developments that are closer to town, or offer an unique parkland feel such as Zelené Město, Dvůr nad Rokytkou and Kájův Mlýn are worthy of note. << Back
